Survey Methods & Technical SpecificationsField surveys are conducted using RTK GPS and total station equipment, with drone photogrammetry available for larger or complex sites. Results are referenced to the Trinidad & Tobago National Grid and delivered in AutoCAD DWG, DXF, PDF, GeoTIFF and Shapefile formats. Topographic surveys can be combined with a boundary survey or subdivision plan where required.

Land Subdivision

Legally divide your parcel into two or more lots

A land subdivision divides a parcel into two or more smaller lots for the purpose of sale, lease, gift, deed or transfer. The full surveying process is managed from initial measurement through to the certified Survey Plans required by the Registrar General's Department. Each new lot is defined with precise legal boundaries in accordance with the Land Surveyors Act 33 of 1996.

These certified records are required by financial institutions, government agencies, engineers and planning authorities before final approvals, mortgage releases, utility connections and project handovers are granted.

Subdivision Approvals Support

Town and Country, Municipal Corporation and Regional Health Authority

Subdividing land in Trinidad and Tobago requires more than a survey  it involves a structured multi-agency approval process that must be navigated correctly for a legal and registerable outcome. Strata Surveying supports landowners and developers through the full regulatory chain, from the initial Town and Country Planning Division (TCPD) application through to Municipal Corporation and Regional Health Authority approvals, and finally ratification by the Director of Surveys.

Town and Country Planning (TCPD)Preparation of subdivision layout plans and supporting documents for submission via DevelopTT. The final layout, once approved, must be prepared by a licensed surveyor and ratified by the TCPD before title registration can proceed.
Municipal CorporationSubdivision plans require final approval from the relevant Municipal Corporation. Infrastructure standards including road widths, drainage and setbacks must comply with local authority requirements.
Regional Health AuthorityFor residential subdivisions, water and sewage infrastructure approvals from the relevant Regional Health Authority (TRHA or NWRHA) are required depending on location and scale of development.
Director of Surveys RatificationOnce all agency approvals are in place, certified survey plans are registered with the Director of Surveys, Lands and Surveys Division, completing the legal process for new lot creation.
